What is Hazard Insurance?
Hazard insurance is a type of coverage that protects the structure of your home and other property from damage caused by natural disasters or unforeseen events, such as fires, hailstorms, lightning, or vandalism. It is typically a part of a homeowner’s insurance policy but focuses specifically on covering damages to the physical structure of the home.
While hazard insurance is often required by mortgage lenders, it only covers the actual building, not the contents inside or liability issues. For example, if a tree falls on your house during a storm, hazard insurance would cover the repairs needed for your home’s structure. However, it would not cover personal belongings inside the house unless those are protected under a broader homeowner’s insurance policy.
Mortgage lenders generally require homeowners to maintain hazard insurance as a condition of the loan. The policy ensures that the lender’s investment (the house) is protected against specific risks that could diminish its value.
Understanding the limits of hazard insurance is essential, as it may not cover every possible disaster or situation. For instance, separate insurance policies may be needed if you live in a flood or earthquake-prone area since standard hazard insurance might exclude those events.
